Estates management

Communal areas are regularly inspected and cleaned as part of our estate management service.

We all have a part to play in keeping our neighbourhoods safe, clean and welcoming. We ask residents to help by keeping communal areas tidy, free from clutter and clear of any items that could cause an obstruction.

The type of service and how often it takes place may vary from one location to another, depending on factors such as the building layout, facilities, levels of use and local requirements.

To help keep everyone safe and support fire prevention, all communal areas must be kept clear at all times. By working together, we can create places where everyone can live well.

Your responsibilities

To help us maintain communal areas, please:

  • do not leave any items in communal areas
  • do not wedge fire doors open
  • do not smoke in communal areas
  • keep communal areas free of obstruction
  • dispose of all rubbish correctly

Our responsibilities

Internal communal areas

We aim to keep internal communal areas clean and safe through a planned programme of cleaning and checks. The service may be delivered by our internal teams, contractors, or a combination of both, depending on the site.

Where applicable, visits may include:

  • wiping marks from front doors
  • cleaning the entrance, communal stairs, corridors and removing litter
  • checking waste bin areas
  • removing any graffiti
  • window cleaning (where this is part of the service for a property)

Some buildings have additional facilities, such as lifts, communal toilets, bin chutes or shared rooms. In these buildings, the cleaning and checking arrangements may be different and include:

  • cleaning internal and external lift areas
  • cleaning communal toilet areas
  • checking waste bin chutes
  • wiping down day room furniture

Outside communal areas

Outside communal areas may include shared gardens, courtyards, pathways, parking areas, bin stores, drying areas and other external spaces that are shared by residents. The facilities and level of service will vary from site to site.

Communal green areas

Where communal green areas form part of the service, we will manage grass, hedges and shrubs in line with the location’s requirements, seasonal conditions and environmental considerations.

We may cut areas that are causing problems with sight lines and access but will first carry out an ecological assessment to protect wildlife wherever possible.

Grass cutting frequency may vary depending on weather, ground conditions, access, site layout and the agreed service for that location.

We will manage ecological planning requirements in a proportionate and practical way, supporting the protection and development of local ecology across our housing locations. Where appropriate, we will work in partnership with local authorities, statutory bodies and government initiatives to identify opportunities that enhance biodiversity, protect habitats and support sustainable estate management.

Surrounding environment

Where needed, we monitor streams, drainage channels and surrounding areas for issues such as invasive plants, fly-tipping and pollution. If we identify pollution, we’ll report it to Natural Resources Wales.

Where Sustainable Drainage Systems (SuDS) are present, we will manage and maintain them in line with site requirements to help control surface water, reduce flood risk and support local environmental benefits. This may include routine inspections, clearing debris, monitoring vegetation and working with relevant partners where specialist maintenance or improvements are required.

We carry out tree inspections and prioritise work according to risk, condition, access and available resources.

Trees in your garden are your responsibility to maintain. If you’re thinking about having work done, it’s always best to get advice from a qualified tree surgeon first. If you’re worried about a tree or aren’t sure what to do, our Estates team will be happy to help.

Help with garden maintenance

Some residents may be eligible for support with garden maintenance where this service is available. Availability, frequency and eligibility criteria may vary.
